JDA were successful in obtaining planning permission to extend and redevelop the Bainland Lodge Park on the edge of Woodhall Spa.
Prior to JDA’s involvement the park owners had struggled to gain permission due to a number of factors including flood risk, landscape impact and neighbouring uses.
JDA proposed a landscape-led strategy that addressed the constraints and arranged a series of bespoke lodges in clusters around natural swimming lakes separated by landscaped mounds and retained trees and heathland. The masterplan established a series of character zones across the site, with different themes and landscape approaches, including a quiet tranquility zone to one corner of the site, and a lakeside zone along the southern edge with water bodies that served multiple functions as buffers to the existing woodland, natural swimming lakes and sustainable drainage solutions.
We have since designed a number of bespoke lodge types for Bainland Lodge Park across a series of character zones established by the masterplan, including a number of lakeside lodges set along the banks of natural swimming lakes; a zone of tranquility themed single-storey lodges; and a pair of impressive twelve-bed lodges arranged in a courtyard fashion centred upon a private swimming pool. The lodge quality coupled with an environmentally responsible approach was key to obtaining planning permission on an historically difficult site to develop.
